Phase I ESA
A Phase I Environmental Site Assessment (ESA) is a visual assessment of the current environmental conditions of a site and adjacent properties along with a review of available historical information pertaining to potential environmental issues. They are commonly required by banks in order to finance and/or re-finance the mortgage of a commercial property. Phase I ESAs can be completed in any of the cities of Saskatchewan including Regina, Saskatoon, Prince Albert, North Battleford, Swift Current, Moose Jaw, Yorkton as well as smaller centres or rural areas as needed.
R2 completes Phase I ESAs with the utmost attention to detail and in accordance with CSA Standard Z768-01 (R2016). The timeline for a Phase I ESA is typically 4-5 weeks to completion. Phase II ESA
Phase II Environmental Site Assessment (ESA) is an intrusive investigation which involves the collection and analysis of soil, groundwater, indoor air or other potential concerns. Phase II ESAs can be completed in any of the cities of Saskatchewan including Regina, Saskatoon, Prince Albert, North Battleford, Swift Current, Moose Jaw, Yorkton as well as smaller centres or rural areas as needed. Phase II ESAs are completed in accordance with CSA Standard Z769-2000 (R2018).
The timeline for a Phase II ESA is typically between 5 and 10 weeks from start to completion. There are many variables involved in planning a Phase II ESA including but not limited to timelines, contaminants of concern, depth of contaminants and groundwater table, utilities, priorities of the parties involved in the assessment work, etc.
A staged, iterative approach can lead to better information and lower costs in many cases, but will often take longer to complete.
